HOW THE DOMENECH GROUP WILL SELL YOUR HOME FOR THE GREATEST RETURN ON INVESTMENT

PROFESSIONAL HOME REVIEW

The Domenech Group will evaluate the condition and marketability of the property and make recommendations of changes prior to the listing going live. These may include cleaning, painting, upgrades, alterations, additions, etc. We will recommend changes to the property that will yield you the greatest return on investment.

VISUAL MEDIA

This component of our marketing plan is composed of three parts: photos, processing, and video that will be captured, compiled, and edited, by a professional photographer, who exclusively services our listings. All photos and videos are edited to highlight your property at its best. A minimum of 20 photos will be used in the marketing of the property and posted to websites including the MLS. More photos will be available to send to prospective buyers at their request.

AGENT COOPERATION

We participate in Broker Reciprocity, allowing participating agents to include your listing on their personal websites. This will provide agents with the data of your listing, known as an IDX feed, which agents can then integrate into their website. In short, this means that in addition to placement on ItsPauly.com, your listing will also be placed on several hundred real estate agents' websites.

ONLINE EXPOSURE

We’ve partnered with the most frequently viewed real estate websites to ensure that all buyers can view your property: Zillow, Trulia, Homes.com, Realtor.com, and Yahoo Homes. We also pay for additional exposure that features your listing on the top-two real estate sites: Zillow and Trulia. We have also partnered with Listhub, which syndicates your listing to over 900 additional sites worldwide, ensuring that your listing is marketed globally.

MULTIPLE LISTING SERVICE

Listing your property on the Multiple Listing Service (MLS) is only one of many tools we use to market your property. By placing your listing in the MLS, we allow other real estate professionals to show the pictures, videos, description, and details of your property to their buyers.

CONTENT MARKETING

The content that is written about your listing is just as important, and in some cases more important, than the visual content generated about your property. We make the best use of the content and keywords that will get your home the most exposure by using highly searched content.

HOME STAGING

The Domenech Group has curated furnishing to prep your home for the market at no extra cost to you. Staging a home can Increase a home's selling price and the likelihood that it will sell quickly, as it helps prospective buyers better imagine how they can use the livable space.

SOCIAL MEDIA

The listing will be marketed to thousands of connections on social media. This includes posting the listing to The Domenech Group Facebook and Instagram as well as our team's personal social media pages for maximum exposure.

VIRTUAL TOURS

Give potential buyers an experience that goes beyond 2D photography. Create location intelligence and a sense that increases emotional engagement. Buyers will often know at first sight if they like the home, weeding out unnecessary traffic and appointments. This helps buyers schedule their showings more efficiently and relieves the seller of the stresses of constantly cleaning and rushing to leave the home only to hear feedback that the buyer "didn't like the layout." We know you don't have time for that, so ease the stress with our virtual tours.

CONNECT TO OUR CONTRACTS

Once the listing is entered to the MLS and photos, video and property description have been uploaded to the seller's satisfaction, the listing will be marketed to The Domenech Group's contact list. This means emailing the listing to the Domenech Group's several thousand email contacts as well as calls to key individuals who we consider to be potential buyers.

PROJECT MANAGER

The Domenech Group's full-time project manager coordinates repair quotes, directs the schedule of the seller's chosen licensed and insured vendors, and monitors the job progress to meet timelines and ensure the quality of workmanship. The project manager will frequently check properties to maintain curb appeal and catch any unexpected issues that might accrue or delay the sale process.

LISTING DIRECTOR

Our full-time listing director is assigned to ensure each property presents its maximum potential and a top market representation. The Domenech Group's full-time listing director coordinates all pre-list inspections, media needs, staging, measurements, copywriting, documentation, permit searches, disclosures, and anything needed to provide accurate information on the property.

OPEN HOUSE

The Domenech Group's licensed real estate professionals will hold open houses until your property is under contract-maintaining a sign-in sheet for guests and other agents, recording feedback from participants, and reporting this feedback to you.

TRAFFIC TO YOUR DOOR

Our combined marketing efforts culminate In agents and buyers physically visiting your property. Our full-time transaction coordinator will set up all showings on your listing, meaning not only coordinating with agents, buyers, tenants, HOAs, etc, but verifying that all visitors to your property are accompanied by a state-licensed real estate professional and tracking all historical showing data.

FEEDBACK

We will always make at least three attempts to get feedback from agents who've shown your listing. We don't just track this data: we review it, compare it to industry benchmarks, and provide you with recommendations for improving the marketability of your listing, which might include price adjustments, property alterations, changes to showing instructions, etc.
